Boulder Crest Retreat — Site Drainage & Grading

A flat 67-acre veterans' retreat that put ten acres under water every time it rained. We cut the property a new drainage network, top to bottom, without interrupting a single on-site program.

Scope of work

  • 4,000 LF of 18" HDPE double-wall drainage main
  • 3,000 LF of graded swales, 2–3" riprap to 1–2" river rock
  • 200 LF of 12" French drain
  • 400–600 LF of 4" French drain tied into existing lines
  • 200 LF of gutter and collection
  • 300–600 LF of PVC irrigation and sleeving
  • Steel culverts with hard-cast concrete wing walls
  • Pond inlet and swale improvement, roughly one acre of water
  • Sod and turf reestablishment across disturbed ground

Site conditions

  • Zero fall across most of the property — flat ground meant every foot of grade had to be manufactured.
  • Active programming for combat veterans on site, so heavy equipment had to stay on the opposite half-mile of the property from whatever session was running.
  • A 30-day owner mandate with material logistics for dirt, riprap, river rock and pipe running in parallel with production.

Outcome

Grades held to an eighth of an inch across every 1,600-foot laser shot. The first rain after completion moved exactly as designed — no ponding, no washouts. We regraded the arena and office approaches and laid an extra 300 LF of riprap at no additional cost.
